The Reality of Real Estate Facebook Groups
People who decide to list their Mexico property for sale or rent by owner often rely solely on Facebook groups—online communities that allow you to join and post for free to reach other members of the group. MBO encourages you to post your listing in as many places as possible. We charge zero commissions, so we believe you should use every single tool available to put your property in front of as many people as you can. However, simply adding your property to Facebook groups is rarely enough and here’s why.
Facebook posts only reach the people who have already joined the group. That means you are mostly posting your property not to potential buyers or renters but to fellow property owners who are also looking to sell. You want to reach people who are actively searching for a place to buy or rent—and, as is in the case of these groups—no matter how many followers they have, the number of real, potential buyers can be relatively small. MBO makes your property available to a worldwide audience, and, your MBO listing is easily sharable on social platforms like Facebook if you choose.
Another downside to Facebook groups is that, in just a few short hours, the post you created could appear so far down the page that nobody will see it beyond the first day. With each new post by other members of the group, your property gets bumped further and further down the page (unless you manually repost the same content every day). If your property is not in the first 5-10 listings it likely will not be seen by searchers.
