Casa or Condo? Which is Right for You?

Casa or condo? There is really no right or wrong answer; it all comes down to your lifestyle and how you see yourself living in your Mexico dream-home. The choice often comes down to a matter of convenience and cost, versus privacy and resale value.
Condos
The number one advantage of condos—especially for snowbirds—is the convenience of just showing up at your condo with few household chores on your list. If you only spend a few weeks or months of the year at your home-away-from-home you can arrive from the airport and have a fairly short to-do list before you jump in that pool.
The drawback to this is that those conveniences are not free. Monthly HOA and condo fees can be quite high, and will likely increase over the years. You also may not be free to decorate your home the way you wish. And, of course, you are in a shared space, so privacy can be an issue. In tourist areas your neighbors may rent their accommodations out on Air BnB or other platforms, making your building feel sometimes more like a hotel than a tranquil living space.
Casas
Your own casa is quite the opposite of what you can expect as a condo owner. There will be maintenance just like any home ownership. However, the savings on HOA or condo fees will allow you to hire a property manager to look after the home, the garden, the pool and even your bills in your absence. This usually works out cheaper than monthly condo or HOA fees but you will have your own share of duties and a longer to-do list than condo owners.
The number one advantage of your own casa is that you are free to do with it as you please with no governing condo board and, of course, you can make your property as private as you wish. Casas also generally hold value better as each home is unique; while condos often have similar layouts making it difficult for them to stand out in a buyer’s real estate market.
Summary
Casa or condo, weigh your options wisely. Privacy, price, convenience and resale value are all important factors. Snowbirds often find the condo lifestyle is perfect for them; while families planning to stay long-term—or even retire and move to Mexico full-time—often lean toward the casa option. Our advice… why not try renting both and see which feels right for you? Then, you can rest easy knowing you made an informed decision.
